Week 10, Some Carpet, Shower door and not much more

It doesn't seem like they did that much this week. A little disappointing, but we still have 3 more weeks until closing. It was locked for the first time this week, so we had to make an appointment to see. Since there wasn't much new to look at, so we went over everything to make a list of things that need fixing, leaving out things like drywall and paint. We tried to send this issue list to our PM, but he is on vacation this week. More disappointment, he didn't give us a heads up because we asked for him to tell us if he was going on vacation during our build, and he said no. So it looks like he won't be looking at my list until he returns. I want everything fixed before our final walk-through, so he will have one week to fix everything by the time he gets back from his vacation. 

The main thing I notice is they move to the next step without finishing the step before, which creates more work redoing both steps. I blame my PM for this, he shouldn't scheduling step 2 without step 2 done correctly. I mean come on outlet covers on outlets that still need drywall around the outlet.

Shower door was installed, after trying fight it, looks better than I thought it would but it really takes away from the upgraded tile. 

Here is my list and this doesn't cover everything we saw.

1. In Basement the Front Left Speaker isn’t cut out, all the rest appear to be cut out with plates over

2. Cabinet doors and draws aren’t straight in the Kitchen

 

3. Siding isn’t down far enough down to cover framing braces, noticeable in the rear of the house

4. There are large gaps on where the siding and cement meet at the basement window, these gaps are too large to just be filled with caulk.  (there were a lot of siding/caulking issues we saw all around the outside, didn’t list all)

 

5. Basement Door doesn’t shut well

6. Extra hole for switch of the fan in half bathroom upstairs, both the fan and light need to be on the same switch plate

 

7. In Kitchen the counter top lip was installed, but it shouldn’t, (please leave lip installed where it goes all the way up to the bar near sink, just remove the small 3in lip)

8. The Master bathroom shower walls have a bunch of chipped wall tile installed

Wrong tile was installed in Master bathroom shower floor (The flooring company showed us a tile that was a cream color (almond, pictured below) and told us it was the only tile we could have for the shower floor, as we aren’t allowed to miss match our tile and it was the one that went with the tile we selected for the wall and floor for that bathroom, yet a dark gray tile was installed)

 

11. The corner tile in master bathroom tub should be one tile not two tiles put together

 12. The light in extra room of the unfinished area has no pull string or switch that turns it off/on

 

13. The outlet in the unfinished area of the basement near the cabling box has a wire running to the outlet that isn’t rated for the outlet installed

14. Wall bump out between the family room and hallway on the kitchen bar side isn’t square

 

15. The handrail in the stairwell has rough joints, nicks, and rough patches on it

16. There is water in the pan of the HVAC unit in the basement

With all that wrong and everything else that still needs to be done, we have a long way to go. Can wait to inspect the flooring without it covered, cabniets cleaned, and walls touched up/repainted. Looking forward to hearing back from our PM on when he gets back about my list. 

Week 9, Flooring and More

This week feels like we are on the home stretch of the house being finished. We are just under 30 days away from closing. There has been so much done, it’s crazy. We have tile, vinyl, and wood in already. The tile has been grouted and all the counter tops are in. The side walk is in too.  I’m loving everything we picked so far. There was a mistake I noticed this week which was they installed our kitchen counter backsplash lip, which they weren’t suppose too, as we did a change order for this not be installed. It looks very nice however we didn’t want it because we were going to add our own backsplash after closing ourselves. Yes, we can add the backsplash above it or remove it first, but it’s not what I want to have to do. So we will see if this gets removed without us asking, or if we have to bring it up. Looks like touches up will be next week along with carpet and finishing up the final trades. We did notice another thing this week. Our option sheet had the wrong shower floor tile. It's already installed and we didn't catch the mistake until now. We selected almond but they had gray on our paper work and installed. We are going to bring this up to see what they can do, as this cost us a pretty penny to even have the shower tile floor, $900, at that price they should fix it. I know it's gray on the paperwork, but we were told we could only have almond color with the tile we selected, so it was clearly a typo I didn't catch. There was also a couple of chips in the tile the installed in the shower wall, this will need to be corrected. However the shower looks amazing with the tile installed, loved what we picked. I'm in love with the flooring we picked.

 

Week 8, Trim and Paint

We are moving at top speed. This week we had our cabinet, doors, trim, some counter tops, some final trades, more paint, and puddy. Next week we will flooring, more final trades, exterior concrete, and driveway. Wow, sounds like we may be done early, giving them more time to fix any problems. Current I see a lot of problems, however I'm hoping it's just because they aren't done yet. We will wait and give them time to fix everything before we point them out to our PM.
