We blogged about the building process of our house to document it for ourselves and to help others. Our house is finished and we have moved in and we love our home. Building a house isn't a process that goes perfectly, no matter what builder you pick, and this is our story. Every problem we had during the building process has been made right by Ryan homes. This isn't complaint blog, its how we felt at the time of our post during the building process.

Progress on our street

We got good news this week. They have started laying gravel on our street. Our SR is doing a great job of keeping us updated about the status of our street. We won’t be breaking ground until our street is paved, but now that the gravel is down it shouldn’t be too much longer until the curb and paving is done. We also confirmed our washer and dryer that we ordered will fit through the laundry room doorway.  We may need to change the address and date for the delivery, as we made an educated guess since we don’t have a set closing date yet. The only thing left to do while we wait to break ground is view a detailed list of what’s included, as the MSS doesn’t go into detail as much as we want. Not sure what this type of paperwork is called but it’s based on the version # of our plan. What community you’re in and when you sign will affect your version of your plan.  We have Plan: Ernest Hemingway Version: ERN00-1.

What's included, that's the question...

We had a very difficult time understand what’s included as standard. Anyone else have this problem? We got a list of standards (not formal paperwork just the flyer) and when asked why we weren’t getting what’s included (wood floor in half bath), they told me what I had was wrong. Well I could clearly see it was wrong as verbally we were told it all electric but the standards list gas and there are no gas lines to our community. Not a big deal that the flyer was wrong (not just outdated). You would think then they would correct it and give me a copy of it corrected. Never got this, I’m guessing they didn’t give it to us since we didn’t ask. I feel like I ask so many questions that I thought they would just know by now I wanted a copy, lol. Now we are being told something else that we thought was included isn’t and cost extra (columns in the dining room), these are clearly show on the floor plan we signed (just like the columns in the living room that they agree are included) and not listed on the extra options sheet, so you would think its included, wrong. So why did I sign the floor plan showing them as included if they weren’t, they should have been marked opt. like all the other options that are extra? It seems they are referring to another piece of paperwork that list what’s included that we didn’t never see, which they should have giving us to sign you would think. We have now asked for this paperwork. I’m not sure if this is normal they show you this unless asked, but I’m going recommend to my SR that a copy of this be giving to people when they sign or before. As I have a right to know what I’m buying, and I shouldn’t have to ask for what’s included, like when you buy anything at the store it clearly list what’s included in the box. 

So if you want to know what’s included ask for a list if you didn’t get it, and if you think you have a list go over the list with your SR to make sure that it’s not a mistake and it’s the list they are using. This should be easy to clear up as it should be in black and white somewhere, then the question will be why was it shown/list differently on what we signed? O our SR loves us with our never ending questions.

Just an update

We are still waiting to break ground. We are scheduled for May currently, but that could change depending on the weather. As we know April is known for April showers. Lol. We are waiting for the developers to pave our street before we can break ground. It looks like we have electric and plumbing run down our street with the gutters in, but I'm no expert. So next will be gravel and curb then pavement. Our SR has really been great clearing up the questions we been having about this delay. I know ryan homes is trying their hardest to end this delay and break ground on our house. 

We stopped by the model that just opened in our neighborhood last weekend and it looks great. We had a couple questions about our house after viewing the model, about what things were included vs upgrades. Seeing something in person is always better then reading about it. We found out that they plan to have our community center with the pool ready for next summer, this is a nice surprise. I wonder if this center includes a gym, I forgot to ask. We got to meet some of our future neighbors too.  

I'm praying for good weather in April and May so we can get this thing started. :)

We went couch shopping after looking at the model. We want this in a dark brown. We love how the corner seat is an actual seat, not wasted space like most sectionals.
